Hire us to help guide you thorough the Staging Plan.  You yourself then roll up your sleeves, put sweat equity in labor to physically stage your home with our BLUEPRINT.  So what can you expect to receive?

Total Hours:  Up to 4.5 hrs total

On-Site 2 hrs (plus 2.5 hrs research Off-Site Preparation) – Additional hrs at $150/hr

    • We begin with a phone interview with you, followed by off-site research of your location, buyer demographics, competitors.  We then set a date for the On-Site Consultation Visit
    • On the visit, we will walk-through home with you to all the areas to be staged to WOW your buyers.  You will be provided a checklist of all issues to address, followed by our best optimal solution for that BIGGEST Return-On-Investment Sale. We provide you all staging/design strategies to implement especially those that will make the most emotional impact on your potential buyers
  • All recommendations will be in an easy to read detailed Written Report and know where to get shopping directly from the interactive report

POWERHOUSE STAGING

For the HGTV junkies, this is a powerhouse MINI HOME MAKEOVER

Total Hours:  Up to 10.5 hrs total

On-Site up to 8 hrs (plus 2.5 hrs research plan/prep time) – Additional hrs at $150/hr

With this plan, all overall highlighted areas will get staged for that biggest impact.  We will come and physically stage these main areas of the property based on our initial Consultation and Design/Staging Report

    • We will work and utilize furnishing pieces you already own to make HUGE transformations
    • We may provide you with a list of gorgeous staging accessories or give you a visual shopping list that will highly impact your photos
    • If we need to bring in outside pieces of furniture, we will connect you with the rental companies and we can offer you shopping services and trade discounts (ask us)
    • With approximately 8 hours at the property, we like to delight you with the before and after photographs documenting transformations along the way.
  • Please Note:  Property must be “Stage Ready” prior to the staging day (Either Seller/ Stager may coordinate “Stage Ready” work prior to staging day)

VACANT STAGING

vacant home* is even more reasons to be professionally staged.  A majority of buyers (90%) simply just are unable to visualize the size and scale of a property and that is why furnishings are needed as they provide the potential buyers the necessary frame of reference when touring a home.

Since an empty/vacant property* is an open canvas, price varies due to a myriad of options and property sizes. 

    • Start with phone consultation, followed by an On-Site visit, extensive study, interior designer review, final assessments, and recommendations
    • A proposal detailing highlights discussed in final assessments and recommendations outlining different options
    • Quote will include standard accessory and furniture rentals including home staging services to deliver, install, arrange and style – For higher end furnishings, we are able to connect you with our merchandise relationships or we may rent them on your behalf to provide the ultimate look for your market decor
    • The aim is to give you that “designer home appeal” that any prospective buyer will love enough to want to buy
  • Please Note:  Property must be “Stage Ready” prior to the staging day (Either Seller/ Stager may coordinate “Stage Ready” work prior to staging day).  A vacant property that is ready means that all repairs/renovations are completed, all construction materials/trash removed from the site as well as the property fully cleaned and ready to go.

*Vacant Home Staging means that this is an unoccupied listing and property is fully vacant (home which contains no furnishings or habitants).

When it comes to selling, in order to help your potential buyers visualize the space; a properly staged home is 100% more appealing then one without.

However, there are instances where a VACANT HOME will just have to remain VACANT.  Perhaps the sellers could not stage as they needed their furniture for their new home or they have moved away and don’t have the budget to physically stage an entire house, then virtually staging as an option would be perfect.  The seller’s property can still have the look of a warm and cozy home, looking beautiful staged, and picture perfect for their MLS listings.

If this sounds like your situation, Design Koncepts can get your home virtually staged. You choose the ROOMS and AREAS you want to have staged, in whichever combination or the entire house.  It’s up to you and your agent.

  • Virtual Room Staging  is accomplished by virtually incorporating pieces of furniture, draperies, lightings and accessories to empty rooms.
  • We will not be able to Virtually Renovate Rooms- Meaning, we cannot change walls, add doors/windows to where no doors/windows exist or change the floors.  It would be unethical to misrepresent a house when the reality is not there.  We can only work with a picture that you give us in adding or remove existing furnishings.
  • Interior Renderings- We are able to create rooms from your 2D photos, 3D, as well as 360-degree photos of the floor plan by virtually staging it with furnishings.
